We take reservations only by credit card. We charge 50% of a reservation at the time of booking for stays of one month or less. The deposit for longer stays is one-half of the first month. The balance will be charged the day of arrival. Other payment arrangements must be made with the innkeeper. We're sorry but at the moment we are not accepting Discover Card.

For stays of less than one week: 7 days notice required. For stays longer that one week: 14 days notice required.

Please inquire about terms for off season extended stays.

Regrettably, we cannot insure against bad weather or travel conditions. We do not refund for cancellations due to weather or weather related emergencies. We advise our guests to consider trip insurance.

Our buildings are classified in Newburyport's Architectural Survey as "antique structures." By their very nature the beautiful wide pine floors may tilt a bit here and there, and the walls are not exactly plum! This is part of the charm of homes that date back in some cases to pre-Revolutionary War America. And, although all of our properties have been freshly painted several times since we acquired them, we cannot certify that in such buildings the under-layers of paint are 100% lead free.

Also, due to the nature of our buildings, we are NOT handicap accessible.
